Carlton Recruitment is pleased to announce that our prestigious client is currently seeking a Property Manager to join their dynamic and enthusiastic team, based in Battersea.
They will consider an experienced Property Manager that has gained some experience, looking for that next step (paying £22-25k), or a Property Administrator / Assistant, looking for their first Property Manager role (paying £18-22k).
Your role will include:
Providing administration support to the Senior Property Manager and the lettings teams
Ensuring the efficient and effective management of allocated residential property portfolio, ensuring the very best service is delivered to our clients at all times in accordance with our Terms & Conditions
Ensuring our clients are fully informed of and comply with all legal obligations under current tenancy legislation
Ensuring all opportunities are investigated to achieve maximum revenues in rental income
Responsibilities
Log the call or email detailing the problem
Book in the appropriate contractor to visit and report on work required/carry out work
Inform tenant of time and date of visit
Keep in touch with both the contractor and tenant to ensure the work is carried out satisfactorily
Keep up to date notes of what stage the problem is at
Specify contractors details if anyone new
Keep the landlord informed of the problem and the cost to rectify (if necessary depends on the landlord)
Ensure the work is completed before completing the property maintenance sheet
Upload contractors invoices
Carry out inspections within Battersea area, follow up and action any paperwork. This is usually three months after the tenancy begins and then every five months thereafter
Raise any insurance claims on behalf of the landlord
Chase late rent immediately and keep landlord informed
Raise invoices where necessary
Regular filing of paperwork for the Senior Property Manager (weekly) and periodic dead filing of rental properties (3 monthly)
Checking emails first thing in the morning and regularly throughout the day
Forward on to the appropriate person and report to any if necessary
Manage the petty cash. Keeping a running total of all expenditure with corresponding receipts
Reconciling each month at the end of the month
Sending out the certificate and the prescribed information, where necessary
Renew/amend certificates when necessary
Send out new contracts, EPC, Gas Safety Certificate and How to Rent Guidelines where necessary and ensure the signed agreement is back prior to the renewal date
Providing general support to the Senior Property Manager in term of dealing with appropriate telephone enquiries and other duties
