Set in a beautiful area of Britains Heritage coastline off Atlantic highway is this little gem, this original miners cottage is built of Delabole slate, dating back to turn of the century. The slate mines are the oldest and biggest in Europe and the stone is of considerable value and protected.
The location is ideal , a gateway to all Cornwall, positioned just set back from Trebarwith strand, short distance by car to Tintagel, Port Issac, St Teath, Padstow, Bude, Boscastle and many more famous beauty spots.
It sits tucked in Delabole, half an hour from an airport and an hour from sea ports. Sits on a hillside rise and has local and farm views, the front of the cottage overlooks the private garden.
It is white, has private garden surrounded by ten foot slate walls and is set back from the lane leading to the historic slate mines in Pengelly. The walls are in style of the countryside and time in history. The house is not isolated, part of a local community that is very friendly Cornish and supportive. The area is very safe and welcoming.
Tere is a fantastic 18 hole golf course and club/hotel within 2 mile and many local activities such as surfing cafes and bistros/walkers groups etc
The cottage has been restored this year, including relaying of the original slate roof, insulating, new roof batons, kitchen, bathroom/damp profing and minimalisation of the old wattle and daub overings that lie over the slate walls and it has been levelled and painted inside.minimal in colour/ recarpeted, painted on outside etc bringing a touch of updating to it.
It is a piece of national history developed by the workers from the largest slate mine in europe Penally Delabole slate mines, now museum and point of national interest.
The village is very friendly containing local Cornish pubs, hairdressers, local convenience store, churches and wonderful, scenery.
To walk downhill after reaching the lane brings one down to magnificent coves and beaches of Trebarwith strand containing pubs with live fires/internet/award winning food/oak and leather with local beers/ restaurant surfing, cafe bistro, fabulous hotel and gulls rock where one can walk across the cliffs to Tintagel and king arthurs castle.
The cottage has 2 decent size double bedrooms and single bedroom with SINGLE BED, wardrobe and chair bed. The bathroom has just been restored with metro tiles white, with slate floor, the bath is new large and L shaped lending itself for soaking in hot baths following coastal walks. It contains power shower, personal shower/hair new toilets/sink all in white with pastel grey toilet seat.
The ceilings in the cottage are beamed and reasonably low keeping in contact with the era in which it was built.
The cottage is perfect for holiday makers and it has rented out consistently since it was bought even through renovations. IT earnt around 24k a year should one wish to live somewhere else. During this time it has been managed by a lovely friendly Cornish chap who would if someone was interested keep linked for new owners. meeting greeting clients, changing bedding etc, and deep cleaning it in-between stays. This has enabled it to be put back on the map and paid towards its restoration. Ideally a buyer can offer the 8 famillies booked in for next year the security of their booking as many more enquiries pile in, it is preferable to give the renting agent 6 months notice. The advantage of this is that the new owners would riase revenue immediately minimising their purchase cost and earning a salary from it should they wish to use it as a holiday home.
Nature surrounds it, magnificent walks, country side, coastal paths and views. It is very accessible and ideally located, protected from sea winds but very nearby to appreciate the coastal beauty.
It has 2 entrance door ways, a boiler room attached, a garage to the side that could be developed extended and become extension to the right hand side. There is an ample patio area for table chairs, sunbathing, bbq, small pond and very established beautiful bulbs, flower and plant beds. it is hedged to the front and slate walled to the side . IT has a drive leading to a private parking slot leading to a small storm porch.
The downstairs has 2 rooms on the front, one a lounge with fireplace, one a snug used as a dining room. across the back is a stretched long kitchen, recently floor tiled and new kitchen installed, oven hob, sink, fridge freezer fitted, chimney with area housing log burner or AGA. The rooms down stairs both have chimneys and fireplaces to place live log burners should one wish. 2 bedroms have original wardrobes set into the wall with wooden doors matching in character. The windows are pvc and double glazed to assist in keeping it cosy in winter months.
It is oil fired central heating and the container sits in the grounds disguised by plants and bulbs.
The advantage of its location is the great pleasure of eating in local quality food houses such as The Port william with views on the sea front.
It is the intention of the owner to now restore another old cottage in cornwall in the surrounding area. It is called Bramble cottage and is detached, lying close to the cottage next door by the garage wall used presently as storage area and not fully developed. It is also my intention to cater for my sons needs who has special needs and include an annex or outbuilding in the property for his personal use.
The cottage has been improved immensely and structurally is it sound and strong. the garden has a fantastic display of iris, bluebells, pond lilies, evergreen, country flowers and the present DIY chap supporting it would be hapy to continue should one wish him too.
It is a lovely cosy homely place ideal for a small family of up to 6 or couples/friends. The cottage is financially profitable and any earnings off it now is profit as plumbing, bathrooms, electirical improvements and roof, kitchen have all been renewed and upgraded. the carpet is neutral beige throughout and was laid down in MAY 2017. The kitchen floor was retiled in large attractive beige/grey tiles giving the long floor a sense of distance and cleanliness.
